The average sale price was $1,383,011, up 1.3% month over month and 1.6% year over year; the median was $1,220,000. New listings totalled 531, down 24.0% month over month and 20.6% year over year. Average prices reflect the mix of homes sold and do not measure the change in every home's value.

Supply indicators

36.3% · Sales-to-new-listings trend

4.9 months · Inventory trend

TRREB trend measures use 12-month moving averages.

October brought 531 new listings against 191 sales, approximately 2.8 new listings for every sale. Buyers had 1,025 active listings at month end. TRREB's sales-to-new-listings trend was 36.3% and its inventory trend was 4.9 months; both use 12-month moving averages rather than October's figures alone. Sales increased from September as new listings and active inventory fell, but sales remained below October 2025 and listing days increased. These figures suggest buyers continued to have choice, while conditions varied by neighbourhood and property type.

Semi-Detached5$887,400
Att/Row/Townhouse33$977,899
Condo Townhouse11$707,545
Condo Apartment34$677,274

Detached homes accounted for 106 sales, or 55.5% of Oakville's total, at an average of $1,833,285. Attached/row townhouses recorded 33 sales averaging $977,899; condo apartments recorded 34 averaging $677,274. Semi-detached homes had five sales averaging $887,400, and condo townhouses had 11 averaging $707,545. These five categories total 189 sales; two link-home sales averaging $1,154,500 account for the remaining transactions. Small samples, particularly the five semi-detached sales, can produce volatile averages. Oakville's composite HPI benchmark was $1,148,800, down 0.29% year over year. The benchmark tracks a typical home and is distinct from the average price of homes sold.

04 / What this means for you

Turning market data into a plan

For buyers

With 1,025 active listings and a 4.9-month inventory trend, buyers had room to compare homes and negotiate using recent comparable sales. Review your target neighbourhood, property type, condition and ownership costs rather than relying on town-wide averages. The 95% average sale-to-list ratio is not a guaranteed discount and is not necessarily measured against the original asking price. Sales increased from September, but the 37-day average listing period and lower year-over-year sales support a considered approach.

For sellers

Price against recent comparable sales and the homes currently competing for the same buyers. October's 191 sales were higher than September but 23.3% below a year earlier. Average listing days increased to 37, while property days including qualifying relistings averaged 53. Allow a realistic selling timeline, prepare the home carefully and monitor showing activity and feedback. The increase in average sale price does not establish that every home's value rose; property mix and small samples can affect the figures.
